Roach-Infested “Luxury” Apartment — Don’t Fall for the Ratings We moved into The Annabel expecting a premium, well-maintained apartment based on its glowing reviews. Instead, we walked into a roach-infested, poorly prepared unit that management refuses to take responsibility for. From the very first day, we saw roaches coming out from under the carpet, crawling through the kitchen, bathroom, bedroom, closets — everywhere. It was absolutely disgusting. Dozens appeared each night. We immediately contacted management, and their solution? Wait a full week for pest control. So we had to spend our own money on roach killer, clean nonstop, and leave the apartment altogether to avoid further exposure. Our cats were completely stressed out from being shuttled around to keep them safe. All of this, and we hadn’t even finished unpacking. The unit was clearly not ready for move-in. Day-one issues: • Roaches everywhere • The bathroom door handle literally fell off • Dryer wasn’t plugged in • Washer had no water • Ice machine was jammed • Weather stripping not sealed • Spider webs on the ceiling This is supposed to be a “luxury” apartment? The only thing luxury about it is the price tag. We both work from home — we live here, not just sleep here. This entire experience has derailed our ability to function, let alone feel safe. We asked for rent reimbursement for the period we couldn’t stay in the unit — a basic, fair request. Management flatly denied it. No explanation. No accountability. They offered a “complimentary carpet cleaning,” but if it was truly cleaned before our move-in and roaches are still crawling out from underneath, then clearly that did nothing. How is doing the exact same thing going to fix the root problem? We did our research. We trusted the reviews. We even canceled an application at another property because of pest complaints. Ironically, now we’re the ones writing one. If you’re thinking of living here, ask yourself: would you pay full rent to sleep next to roaches? This is not a one-off mistake. It’s negligence. And the way management has handled it proves one thing: once you sign that lease, you’re on your own.

Where do I even begin? I just want to say how grateful I am for such a seamless process moving into the Annabel this past weekend. I’ve lived at many other complexes up until this point and working with Victoria has by far been the best. Always getting back to me asap whenever I have a question and ensuring everything is ready to go. The complex is so nice as well as the specific unit I’m in! Great community with a ton of things to do nearby so I’m glad I’ll be here for the foreseeable future.

I’m about to moved out after becoming a homeowner, and overall my experience here was positive. Pros: • The cleaning crew always did a great job keeping the property clean. • Maintenance was consistently present and responsive — I always saw them taking care of the property. • Leasing office staff were friendly, approachable, and helpful. • Move-in was smooth. • Great amenities, including the pool, fitness center, and dog-washing station. • Prime location for commuting — conveniently located right off North Central Expressway and President George Bush Turnpike, which made getting around DFW very easy. Cons: • Parking was the biggest issue. After 6 PM, it was almost impossible to find a space close to your building. I often had to park at the back (which still had some space but is filling up quickly) or in the business parking area. • Suggestion: Consider adding reserved parking spaces that residents can purchase. It would make a huge difference for those coming home later in the evening.

The Annabel was overall a great place to live. The property was clean and well-maintained, thanks to the hardworking groundskeeper and cleaning staff who clearly took pride in their work. During my 18-month stay on the first floor, I never saw any pests and generally felt safe and comfortable. When new management took over, some things declined — mailroom codes were hard to get, the doors in Building A were often broken, and the mailroom door was frequently left open. My biggest issue came at move-out. Although the cleaning checklist was straightforward, I was charged a “carpet sanitation fee” that wasn’t listed in my lease. Management said it was a standard charge for all residents, but after looking into Texas tenant laws, I found that landlords can’t bill tenants for normal wear and tear or for fees not outlined in the lease. I also had an issue with a short lease extension, my lease ended on the 28th. When my new apartment unit became available earlier than expected, management initially refused to adjust the dates, then changed them only after I followed up in person with the manager Helen. Helen handled the situation poorly, lacked transparency, and was unnecessarily rude and dismissive which I did not appreciate.

Apartment complex including amenities are well maintained, everyone in the leasing office has been very professional and friendly with a special shout out to our leasing agent, Helen, who went above and beyond prior to my two children and I moving in! The maintenance staff are beyond exceptional. Specifically Abel and Michael, who immediately come to the rescue to fix Anything big or small, work diligently and assure that everything is fixed exactly as should be. Couldn’t be happier to finally find a place we call home!!
